Abstracting
Our abstracts contain complete copies of all instruments -- except for exceedingly long deeds and assignments that are briefed -- along with a flow chart of the chain of title. When we have a gap in title, we run the owners both directions for at least 20 years and provide an abstractor's note if the gap is not filled. When a client informs us that all leases granted prior to a certain date have expired due to lack of production, we exclude leasehold title of those leases, but we include the leases for the attorney's examination. Finally we include a letter in the beginning of the abstract that lists all assumptions and limitations of the abstract

We now offer paperless abstracts on disk or through email, in addition to the bound hard copies that we have traditionally provided.
